Here, you'll find all the essential information for obtaining a building or zoning permit, along with clarification on whether a permit is required or not. We aim to streamline the permit process and provide you with the guidance you need for your residential construction projects.

Below are the types of work/projects that do not require a building/zoning permit.

Siding Installation/Replacement
Fence Repair
Playground Equipment
Window Replacement (as long as there are no opening size changes to the bedroom or basement windows).
Door Replacement
Finish an Unfinished Basement (as long as there is no structural work).
On Ground/Grade Patios
Sidewalks and Driveways
Deck Floor Board Replacement only (deck floor boards do not include the supporting structure such as posts, beams, or floor joists).

Project Type
Decks (less than 30 inches above the ground/grade.
Detached Accessory Structures such as sheds, garages, greenhouses, and gazebos (less than 1,000 square feet).
Agricultural Buildings (regardless of size).
Fences (six feet in height or less).
Retaining Walls (less than 4 feet in height).

Renovations (that involve structural work or a change to means of egress).

Swimming Pools (that are capable of being filled with 24 inches of water or more).
Hot Tubs/Spas

Permit Turn Around Time


Upon submission of the required information listed above, the permit will be reviewed within 2 to 5 business days. Please be sure to include a clearly legible email address on your application (and actively check it) as all permit follow-up correspondence is sent to the applicant's email.

Inspection Requests

For all inspection requests excluding electrical and plumbing, please utilize our designated email address: inspection@north-fayette.com.

Required Information:

  1. To facilitate your inspection request, kindly provide the following details:
  2. Name and Daytime Phone Number:
  3. Permit Number or Address: One of these must be provided for identification purposes.
  4. Type of Inspection(s) Requested: All necessary inspections and their respective requirements are outlined on the permit placard. Please ensure the responsible party has a copy of this list and scheduling information.
  5. Date of Request:
  6. Time Frame of Request: Time frames are scheduled in 1-hour increments between 8:00 am and 3:00 pm. Priority will be given to concrete pour inspection requests. If a specific time frame is unnecessary, you may simply request "anytime". Please note that inspectors may arrive slightly early or late depending on schedules.

All inspection requests must be submitted prior to 12:00 pm for next-day inspections. Requests received after 12:00 pm will be scheduled for the following day.

Confirmation and Changes:

  • A confirmation email of the scheduled inspection will be sent, along with any potential day or time changes if needed.

Alternative Request Method:

  • If preferred, you may also call the inspection scheduling line at 724-693-3125 to request an inspection. However, please note that we only return calls if an inspection request must be moved or canceled.

Important Reminders:

  • Please refrain from directly contacting individual inspectors for inspection requests.
  • Frame inspections will not be scheduled until the rough plumbing inspection report is submitted to our office, and the rough electrical inspection is complete with the sticker onsite. The same procedure applies for final inspections.
  • A reinspection fee of $100.00 may be required before conducting a reinspection, at the inspector's discretion.
