Comprehensive Land Use Plan

North Fayette Township Supervisors adopted the Comprehensive Land Use Plan on July 9, 2002.  The plan will form the foundation for all future land uses, development patterns, density patterns, zoning changes, and will be considered a "blueprint" to collectively guide the growth of North Fayette Township. The plan is a necessity if the community is to have any control over its future. The Comprehensive Land Use Plan was prepared by Environmental Planning and Design (EPD), a Pittsburgh based firm that has did comprehensive planning and community visioning in 35 different states.

The Comprehensive Plan for the Township looks at existing and proposed land uses, traffic patterns, effects of growth, economic characteristics, agricultural preservation, demographics, environmental preservation, and housing among other issues. Data and conclusions were presented and resident and public feedback was solicited. The residents discussed community assets and liabilities as well as reacted to the community’s opportunities and constraints as identified to date. EPD  worked closely with various departments of the Township. Among them were the Planning Commission, Zoning Hearing Board, Transportation Authority, Board of Supervisors,  Township Manager, Land Use Administrator and Building Inspector/Zoning Officer.

The final product is not only a blueprint for growth and development, but also identify problem areas and set forth strategies that provide clear solutions. Continued growth is inevitable, and whether it is a positive or negative force may depend on the effectiveness of the Township’s comprehensive planning effort.
